Some minimum stays apply during peak seasons in the summer, spring, and holiday period. Properties restricted to weekly rentals only must be rented Saturday to Saturday. Monthly rentals are available on selected properties October through February. Some properties may be available the early portion of March if you are renting for January and February. Payments and Fees
A booking deposit of $200 plus a $40 nonrefundable processing fee are due at the time reservation is booked. The reservation deposit is part of your grand total and will be applied to the rental amount upon arrival and therefore not refundable after departure. Payment of balance owed is due at arrival. Cash, Cashier’s Check, Money Order, Visa, MasterCard, and Discover are accepted forms of payment. We do not accept American Express. There is a 2.5% convenience fee added to credit card transactions. Checks are not accepted at check-in. If you wish to pay in full by check, the check must be received in our office 30 days prior to check-in.
To take advantage of our Express Check-in, payments of all balances owed are due 14 days before arrival. If you are arriving within 14 days of making your reservation, full payment is due at booking to use Express Check-in. With Express Check-in, you can proceed directly to our Express Check-in desk and get your vacation started!
Accidental Damage Waiver
An Accidental Damage Waiver fee of $44 is included in each reservation and covers you and your vacation party for up to $500 of reported accidental property damage inside the rental unit. This damage waver does not include damages in common areas for the complex. This program provides our guests with peace of mind and allows us to address necessary replacement/repair issues in a timely and efficient manner. Intentional damages or those in excess of $500 are the responsibility of the registered guest. Damage waiver protection is not available for rentals over six months. We do require a Damage Security Deposit for rentals over six months. We will not be responsible for accidents or injuries to guests, or for loss of money or valuables of any kind.
We are pleased to offer an optional Travel Protection Insurance to protect your vacation investment. Trip Insurance protects your deposit in the event of a sudden emergency before you start your trip. Once you are here and you have to interrupt your trip it protects the full payment you made. What if a hurricane hits that prevents you from getting here? If a mandatory evacuation is ordered, your will receive a refund for nights not occupied due to the evacuation. What if a loved one becomes ill at home and you need to get back quickly? This insurance is issued through CSA, a national leader in trip insurance. If you choose to accept this insurance, the cost will be payable at the time you make your reservation. If you wish to decline this insurance protection, indicate this in the Notes section when reserving your unit online and please give us your date of birth. The date of birth will be used as verification that you declined the coverage. Please ask your reservation agent for cost and more information or you may contact CSA Travel Protection at 866.999.4018. CSA will be more than happy to explain the benefits and what is covered by the insurance.

In the unfortunate event you must cancel your reservation, the $40 nonrefundable processing fee, along with a $30 cancellation fee, will be deducted from your refund. Cancellations not meeting the specified number of days notice will be subject to loss of the full booking deposit. No refunds for late arrival or early departure.
Refunds are only issued for cancellations outside of the cancellation date range. Refunds do not include nonrefundable processing fee or the Trip Insurance fee. No refunds for maintenance or cleaning problems.
Check-in is between 3:00 PM and 5:00 PM at our office located at 22991 Perdido Beach Blvd, Orange Beach. Please let us know if you plan to arrive after 5:00 PM so we can make arrangements for late check-in.
Check-out time is 10:00 AM on departure date. Upon departure, please dispose of all food and trash. Load the dishwasher and start the wash cycle. Lock all doors and windows and return keys to office. Late check-outs are not possible because of maid service requirements.
Keys must be picked up and returned to the Sugar Sands Realty office. Two keys per rental property will be issued to rental guests. A $20 charge will be assessed for each key not returned to Sugar Sands. A service fee of $40 will be charged for lockouts after business hours. Unreturned keys at check out may result in a $70 re-key charge.
All vacation properties are privately owned and decorated. Color, style, décor and furnishings will vary from form one property to the next. Furnishings are subject to change without notice. Please browse our website to view pictures of the property selected. No refunds will be given for any appliance or equipment malfunction. Alabama and City Fire Codes prevent the use of charcoal grills on balconies.
Your unit is completely furnished, including kitchen utensils and flatware. Bed linens, blankets, pillows and towels are provided, along with a starter supply of soap and bathroom tissue. We highly recommend you consider bringing additional supplies to meet your individual needs. Washers and dryers are in most units for your convenience. Please bring laundry detergent.
A one time departure charge will be assessed on all rentals. Fees are as follows:
- Efficiency: $65 — 85
- 1 Bedroom: $90 — 105
- 2 Bedrooms: $100 — 115
- 3 Bedrooms: $110 — 135
- 4 Bedrooms: $150 – 165
- Homes: $175 — 210
Every effort is made to maintain each property and its equipment in good working order. Please report any malfunctions equipment or damage as soon as possible. Repairman may enter the premises during business hours for purposes connected with repair, care or maintenance of the rental property. We make every effort to have items repaired in a timely manner. We do not offer refunds for equipment failures, maintenance problems or cleaning problems.
The number of guests, including children, is limited to the sleeping capacity of the property and is enforced according to local Fire Department codes. Underage individuals are not permitted to rent. Person checking in must be the person who is renting the unit. Any reservations obtained under false pretense may be subject to loss of deposit, rent and immediate tenant eviction. Absolutely no property will be rented to anyone under the age of 25. All rules and regulations of the property will be enforced. We reserve the right to refuse service to anyone.
We reserve the right to substitute comparable accommodations without notice or liability should the reserved unit become out of order or not available for any reason. Prices subject to change.
Parking at most locations is limited to 2 vehicles. Many complexes have strict regulations as to the number of vehicles allowed per property. Vehicle Registration charges are between $19 and $40 per vehicle plus 11% lodging tax.

Please ask our reservations specialist what the parking limit is at the property you are choosing. Most condominiums prohibit boats, trailers, jet skis, and motor homes.
We love pets as much as anyone; however, pets are not allowed in or on any vacation property. Any evidence of a pet found during stay will result in immediate eviction and forfeiture of rent and/or assessment for damages and cleaning.
Showing of Units for Sale
We reserve the right to allow qualified sales agents to show property for sale to qualified buyers. We will make every effort to schedule the showing at a convenient time and do our best not to interrupt your vacation.
Guest agrees to indemnify owner of any damages to the premises (including furnishings and household items) which result from renter’s occupancy, excluding normal wear and tear. We will not be responsible for accidents or injuries to guests, or for loss of money or valuables of any kind.
